We are pleased to announce that we have joined Keller Williams Realty! This represents the first step in a new endeavour. For many years, we have built our family business -- “The Farquhar Advantage” -- but standing still in a changing market is not the best way to meet your needs. Following a process of due diligence, we have mutually agreed to establish a Real Estate Brokerage in the west-end under the auspices of Keller Williams Realty, the fastest growing real estate company in North America; one that shares both our values and vision.

As far as our clients go, it will be business as usual. We expect the opening of the west-end location will take approximately 6 months and over the interim period we will be associated with the downtown Keller Williams office. Outlook for 2012

Despite recent economic uncertainty prospects for Canada’s economic fundamentals remain positive. Interest rates are expected to remain at historically low levels, perhaps decreasing even further in early 2012.

The general theme for 2012 will be a more Balanced market ( equal number of buyers and sellers). Resale prices will experience only moderate gains on average basically keeping up with inflation.

Interesting to note that Condominium sales in 2011 were fastest growing in North America and will continue in 2012. Rental demand will continue to be strong. Also interesting to note is that over the past five years average annual appreciation of condo’s has been 7% VS TSX only 5%!

Total Sales for 2011 in GTA will divide out as follows: 30%-Single family, 70%-Condo, Town Home, Semi, Row. This division of sales will follow through for 2012.

Basically, our fundamentals are good, we will have low interest rates, the market will be balanced, prices will rise more moderately and we will continue to see demand for good properties of all types throughout GTA.
