Price
We will prepare a comparative market analysis for you. This will help us to determine the fair market value for the property. The following factors could affect your offer price: property condition, new home improvements, market conditions, seller’s motivation; multiple offers expect to pay more if there are multiple bidders on a property.

Deposit
At time of offering you are required to make a deposit. This deposit conveys your sincerity to the seller about purchasing their home. Generally, the deposit amount is 5% of the offering price. A certified cheque made payable to the listing agent’s office in trust’ is required within 24 hours of signing an accepted offer.

Terms and Conditions
Custom clauses designed for the purchase of a particular property, including terms and conditions of financing, home inspections, and the selling of a Buyer’s property.

 Multiple Offers
It doesn’t have to be a ‘hot’ market for a seller to have the luxury of choosing between multiple offers on their property. If you find yourself in a multiple offer situation don’t panic and don’t withdraw your offer you may be the highest bidder and won’t even know it if you pull out. Remember, when competing with other offers it is important to rethink your bargaining strategy and remove as many conditions as possible to improve your offer over the others.

When the Seller receives more than one offer, he/she has several choices:
1. Work with the best offer
2. Send back all offers and ask them to improve their offers
3. Accept one offer
4. Work with one, while “holding” the others
It is always best to go in with your best offer right from the start, as you may not get a chance to go back and you would be disappointed if it sells for less than you were willing to pay.
Note: No disclosures are made between parties, so nobody knows (except the Seller) what the other offers contain.
